  • A past deal's result quoted without that offering's own disclosure — it becomes a claim about the next one
  • Occupancy, rent, valuation or distribution figures for an owned asset
  • Comparing the sponsor's performance to an index, a competitor or an asset class
  • Naming an investor, or anything that identifies one
  • Implying an investment is suitable for the reader, or for anyone
